7 ChatGPT Prompts Every Vacation Rental Host Should Steal

If you host on Airbnb, Vrbo, or Booking.com, you already know the truth nobody warns you about: the property is the easy part. It's the admin that eats your evenings — the same guest questions, the listing you keep rewriting, the reviews you forget to ask for.

Good news: most of that work is exactly what AI is good at. Not the decisions — those stay yours — but the drafting, rewriting, and organizing that drains your time. Below are seven prompts you can copy into ChatGPT (or Claude, or Gemini) today. They're written to be filled in and reused, not admired.

One tip before you start: everything works better if you first give the AI a short Property Profile — a few lines describing your place, your ideal guest, and what makes it special. Paste that at the top of these prompts and the output stops sounding generic.

1. The listing that actually gets booked

Using my property details below, write an Airbnb listing description in four short sections: a two-line hook that works before the "read more" fold, "The space," "The location," and "Perfect for." Warm, skimmable, honest — use only the facts I give you. Details: [paste].

Guests don't book a list of rooms. They book a feeling — the morning coffee on the terrace, the five-minute walk to the sand. This turns your plain facts into that feeling without inventing anything.

2. Guest messages, written once

Write warm guest message templates for every stage: inquiry reply, booking confirmation, pre-arrival, a mid-stay check, and a check-out with a gentle review nudge. Phone-friendly. Use [brackets] for details I must fill in — never invent codes, addresses, or times.

Build these once, save them as canned replies, and you'll never type "the Wi-Fi password is…" again.

3. The five-star review nudge

Write a warm check-out message that thanks the guest, asks if everything was great, and — if so — kindly invites a review. Low-pressure and compliant: no incentives, no pressure.

The cheapest five stars come from simply asking at the right moment, in the right words.

4. Turning a lukewarm comment into a fix

A guest left this feedback: "[paste]." Pull out the one or two concrete, fixable issues, suggest a realistic improvement for each, and draft a brief, gracious private thank-you. Don't be defensive.

Every piece of "meh" feedback is a free consulting session — if you can read past the sting.

5. Smarter seasonal pricing (research, not guessing)

I run a rental in [location]. Help me build a seasonal pricing framework: organize the year into low, shoulder, and high tiers, and flag the local events, holidays, and patterns I should research. Do not set my prices — give me a worksheet to decide.

Note the guardrail: AI does the research; you set the number. It can't see your costs or your goals.

6. A welcome guide guests actually thank you for

Draft a digital welcome guide: arrival and check-in, house essentials, and my honest local recommendations by category (coffee, dinner, family, rainy day). Leave [placeholders] for specifics only I know; don't invent businesses or hours.

Replace every recommendation with a place you'd actually vouch for, and this becomes a five-star magnet — and a natural spot for a paid upsell.

7. Your Monday briefing

Here are my bookings and tasks for the week: [paste]. Give me a short Monday briefing: who arrives when, what prep each needs, which messages to send, and anything I might be forgetting.

Ten minutes on Monday, and the week runs itself.

The one rule that runs through all of them

Notice what AI never does above: it never sets a price, never decides who stays in your home, never invents an amenity or a review. That's the whole philosophy — AI drafts and organizes; you decide and you're responsible. Keep that line clear and it becomes the best assistant you've ever had.

These seven are a taste. The full system — 50+ prompts, step-by-step workflows, and a 30-day plan to put your hosting admin on autopilot — is in The AI-Powered Host. Written for hosts, not tech experts.
